Getting started

A search and analysis platform for UK planning appeal decisions. Search 208,000+ decisions, see the inspector’s reasoning, and check arguments against excerpts from the decision letter.

Full, unrestricted access to everything — search, map, saved searches, alerts, tracked appeals, and collections. No credit card needed.

No. Sign up and start searching immediately.

You’ll be asked to choose a plan to continue. Your saved searches, collections, and tracked appeals are all preserved — nothing is lost.

Search & features

Search across appeal decision documents and case metadata from official sources. You can filter by jurisdiction, local planning authority, outcome, and more. Results show the inspector’s key arguments and reasoning, extracted from the decision letter.

A small number of appeals (less than 1%) don’t have location data we can map. This typically happens with older cases where the address couldn’t be matched to coordinates. These appeals still appear in your search results list and you can view all their details and documents — they just won’t show as pins on the map. We’re continuously improving our location data coverage.

Yes. Appeals link to the original decision letter and any associated documents. You can read the source text directly — no need to take extracted data on trust.

We extract the inspector’s key arguments and reasoning from each decision letter. Extractions are linked to an excerpt from the source text so you can check it yourself.

Decided appeals include the original planning application reference where available, with a direct link to the relevant local planning authority’s planning portal. If the authority has been renamed or merged since the decision, we automatically link to the successor authority. You can look up the full application history without leaving Planning Appeals.

Data & coverage

All four UK jurisdictions: England (PINS), Wales (PEDW), Scotland (DPEA), and Northern Ireland (PAC NI). Over 207,000 cases and 211,000+ documents.

We currently have 208,000+ appeal decisions and growing. New decisions are added regularly as they’re published.

We source new decisions from the official planning appeal decision bodies across England, Wales, Scotland, and Northern Ireland. Most decisions appear on the platform within days of publication.

All appeal decisions are sourced directly from official government bodies across England, Wales, Scotland, and Northern Ireland. We don’t rely on third-party data.

Official sources occasionally record a decision without publishing the decision document, or list an outcome that doesn’t match the document. Rather than hiding these cases, we flag the issue so you can make an informed judgement. You can always check the original source via the link on each case page.

Pricing & billing

Yes. You can change anytime from your account settings. Switching to annual saves you 20%.

When you switch to annual, you’ll be charged the annual rate minus a credit for unused time on your current monthly period. When you switch to monthly, your remaining annual credit is applied to future monthly invoices. Changes take effect immediately.

Professional is for individual users. Team lets you add named seats, each with their own workspace — separate saved searches, collections, and alerts. Team also gives you admin controls and the ability to enforce MFA across your organisation. You can upgrade from Professional to Team anytime from your account settings.

You pay per seat. Each team member gets their own account with personal saved searches, alerts, and collections. Add or remove seats anytime — changes are prorated.

You can downgrade from your Team page in account settings. Your team members will be notified and will lose access immediately.

Team members are notified by email and lose access immediately. Their personal data — saved appeals, collections, and saved searches — is retained for a reasonable period in case they choose to subscribe individually.

Account & security

Yes. All connections are encrypted with TLS and data is encrypted at rest using AES-256. We enforce database-level row-level security policies so that every query is scoped to your account — team data is isolated at the database layer, not just the application layer. Multi-factor authentication is available for all users and team admins can enforce it for all members.

Authentication is handled by enterprise-grade infrastructure separate from our application database. You can sign in with your existing Microsoft or Google account, or create a password-based account. Passwords are hashed using bcrypt and checked against the Have I Been Pwned breach database at creation — if it’s been compromised elsewhere, we reject it. We enforce minimum complexity requirements at signup. Your password is never stored in plain text and is not accessible to our team.

MFA adds an extra layer of security by requiring a second verification step when you sign in. Individual users on the Professional plan can enable it from their account settings. Team admins can enforce it across all team members.

Only you. Your search history, saved appeals, and account data are private to your account — even within a team. Team members cannot see each other’s searches. If you want to share a case with a colleague, you can do so easily from any appeal page.

Use the “Forgot password” link on the sign-in page. You’ll receive a reset link by email.
